Good Design & Design Choices - When you can offer your clients their choice of over 150 great designs, and customization to boot - now that's a competitive advantage. Best yet - you pay the same as you'd pay for "re-use" on just one design.

Affordability - Builder Subscription pricing lowers your costs dramatically - for plan purchase, changes, even fully custom designs. Call for full terms and limitations.

Timeliness - You can offer unique designs in predesigned time frames.

Quality Drawings - They're clear and current - arial font, PDF delivery, IRC-2006/2009, detailed for the busy builder.

Support - We don't currently have any special limits on support, because none of our builders has the time to abuse it! They call. We answer. It's simple.



Builder Subscriptions

Our Builder Subscriptions lock in a price per plan for 12 months for a fixed number of plans, for a 20% deposit on that number of plans at the subscription price. Current prices range from $600 to $750 per plan. Subscriptions start at 2 plans per year.

  • You can offer your prospective home buyers over 100 design choices.
  • Your design cost is fixed, including a list of the most common changes and upgrades at predetermined prices that are significantly lower than list price.
  • Your subscription entitles you to benefits not available to the single plan purchaser, like design exchanges - again at predetermined rates.
  • Subscriptions require a 20% nonrefundable deposit. If you don't buy all the plans in your subscription, you don't get your deposit back, but you don't owe us the balance either.
  • You get marketing materials for three times the number of plans in your subscription, and we're pretty liberal about changing that up as needed to find the "sweet spot" in your market.
  • Currently all our subscriptions are limited to plans with finished and future gross living area of 3500 sq ft on the first and second floor (we ignore "future" space in basements and attics for this limit).
  • Restrictions & Limitations: Note that you have to actually be a builder to qualify. We may ask you to provide documentation. Terms and prices are subject to change. A written contract is required. We reserve the right to decline to do business with any builder and/or to charge different rates based on any legal criteria. Marketing Licenses

Paper Licenses - $50

A Paper License is a copyright license allowing use of the design for marketing, sales and approvals but not for permitting or construction. Pay for what you need when you need it. Present a full selection of home designs for your development for a minimal up-front investment.

  • Free for repeat & subscription builders (3 per License to Build)
  • MLS & in-house sales materials - high resolution PDFs & JPEGs - included - usually more images than are presented on the web site.
  • New Feature: Custom renderings for your exclusive use in marketing are now available at affordable costs.

Note that we do not allow advertisement of our designs for your marketing efforts without this Paper License. The Paper License is offered as a courtesy, and frankly as a loss leader. It does not represent the full value of our designs.

Free On-Line Review

Just give us a call. We'll set up an on-line virtual meeting - show you samples of our drawings - and show you designs that fit your market, in 3D. We know a lot of builders are skeptical of architects. We're different and we welcome the opportunity to show you.

  • They want their home to represent their self image. In 2009 that's usually not the "developer colonial" with the stacked gable center entry. With your Builder Subscription you can offer your clients over 150 choices, with more being added regularly. Now that's a competitive advantage!
  • They are more conscious of both the price and the size. They are often going smaller but higher quality. They are more conscious of the ongoing costs of home ownership - energy, taxes, maintenance. We offer homes that are so well designed that they "live" bigger than their square footage.
  • They want storage and function. There better be a place for both his and her clothes, the linens, the vacuum, the toys, the books, the food... Things better flow. In climates with mud, there better be a place for all those boots. We have that.
  • They want options - space for holiday feasts, work-from-home, Mom moving in for awhile, income apartments, atypical families, etc. We start with a wide range and customize at affordable costs.
  • They want peace. Whatever their family configuration, they want, no make that need, to be able to relax at home. Peace at home means different things to different people. Again - we start with many options, and make change easy.

Timeliness

Once drawings are done, it's obvious that we can ship quickly. But what about custom and changes? Because each design is a 3D model, not a bazillion cad lines, we can adapt designs and carry them through the drawings very quickly

Quality Drawings

  • Computer drawings - clear & consistent
  • Extra emphasis on detailing and dimensioning any non-standard conditions. If the framing is right, the rest is easy.
  • PDF delivery means every print is crisp and new - no photocopy degradation
  • Separate electrical sheets (but smoke detectors on main plans) - your choice of standard electrical or blanks for your use
  • Windows updated to reflect your chosen brand, if you provide the quote list - included with your License to Build
  • 3D roof overviews - 3D details (some, not all - just where it will be useful)
  • We seek and use builder input, to constantly improve clarity for pricing, permitting, contracting & use in the field.

Green Support

  • Wall, floor, roof and window areas provided, for your use in Rescheck.
  • Full Energy Analysis prices reduced with subscriptions - includes both Reschek and preliminary sizing of heating & cooling equipment - includes data needed for Energy Star & Leeds.
  • Green details included with every plan.

Permitting Support

  • Revisions to address code officer comments are usually no charge. Call for details.
  • Site plans - cad footprint for use by your surveyor is included upon request - or provide us with a site plan and we'll prepare a site plan at a reasonable price.
  • Signed and sealed available in some jurisdictions, at affordable costs. In other jurisdictions we will release Autocad or Chief Architect files to a licensed professional, no extra charge.

Contract Support

First we set our drawings up to avoid conflicting with your specs. Decks, fireplaces, island and such are labelled "optional". The thermal and moisture details are generic and are on a separate sheet.

If you need the drawings to be synchronized with your specs and the contract you sign with a home buyer, we'll make those changes at a minimal charge.

Development Support

Yes - our Paper Licenses can be used as part of overall land use approvals (with appropriate licensing - call for details), to show the "flavor" and scale of your proposed development. For instance, the street scene at right shows our Moira design in context in a neighborhood with 20 ft side yard setbacks and helps demonstrate how the scale of the homes keeps that density from appearing crowded. We can also provide custom renderings and other support materials. Call for a quote.
