What makes this world so wonderful and interesting is the infinite variety. You might think that from the tens of thousands of plans available on the internet, that everybody would be able to find one. Amazingly enough, many people cannot. To complicate things further, even if you do find one that you think meets your needs, with most internet plan sites, you don't know anything about the structure, don't know if it meets current building code or not, or what it will cost to make it meet current code.

Unpublished Variations

The possible variations on each design is almost infinite. We've decided that publishing every one would be overwhelming and confusing. Please drop us a note and tell us what you're thinking. If we already have it, you only pay the cost of the design.

We've deliberately kept our designs a bit on the small side. If the baths, stairs, etc work at a smaller size, they will still work as we make it bigger. Increases of 2-4 feet in either or both directions are simple for most plans. For most designs, the added cost will be between $200 and $500.

In most cases, added cost will be between $200 and $500. If you're increasing the size and adding a garage or wing, combined added cost of both changes, in most cases, will be between $300 and $800.

Change the rooflines

You might find a floorplan that you like, but you wish the rooflines were different. Maybe we've designed it as a cape and you'd prefer a colonial. Whether it's easy or time consuming varies per plan - you might just be surprised that what seems like a big change to you is not a big change to us.

Fully Custom

We start with interactive design sessions. We meet with you on-line for an hour or two each session and involve you in the entire process - from the initial placement of rooms to the last details. The 3D software, Chief Architect, works really well over the internet. You'll be seeing us manipulate the model of your new home while we discuss what we're doing and why. This interactive process also keeps you in control - you tell us what you think as we go.

You'll be working directly with a professional designer - an Architect or AIBD Certified Professional. With the proliferation of 3D software that makes it seem easy to design a house, there are a lot of "designers" who don't have the training and experience to provide you with the best design. Architects are licensed by their respective states, which requires extensive testing, supervised internships ongoing education, and usually a professional degree. The AIBD has significant experience requirements and references, reviews samples of work, and requires both approximately 12 hours of testing and ongoing education to use the Certified Professional Building Designer designation.

Costs will vary from $1/sq ft to $5/sq ft, depending on your needs. Yes, that's a big range. It's a big world with widely varying needs. Give us a call and we can narrow it down for you pretty quickly.
