Hamlet is a slightly larger version of the Villager, with classic New England mid century charm.  The framing is designed to accommodate a 2 car basement garage, with doors on the right side.  Yes, the two back bedrooms can easily be combined into a luxurious master (the closet walls are not bearing walls).  Yes, the kitchen and dining can become one big room.   

This style, called either a New Englander or a Posted Cape, is actually mid Victorian in origins.  With proper insulation this is both a cost effective and green house plan.  The roof lines are simple.  The posted cape, where the roof sits down a bit, requires fewer windows without looking overly sparse.  The eye does not expect a window where the wall is not full height.  In this one, the knee walls are about 4 ft, allowing placement of dressers against those walls.

Ordering Notes

License to Build includes: Floor plans, elevations, foundation and framing plans and sections at 1/4"=1'-0", enlarged details, door, window and area schedules. Most sets include 3D details where they help explain the design. Sample Drawings

How much do changes cost? Most changes are $175, such as reversing the plan, adding a ground floor bedroom wing, etc. If you make more than one change at once, the second one is usually only $50.

I see an hourly rate for design...?
If you know what you need, like reversing the plan, or adding a wing that we've already designed this doesn't apply. If you need us to try different things, we charge for our design time. We can either do this work with you on-line, so you always know exactly how much time we're spending, or we'll provide an estimate and/or cap. The vast majority of our customization has required less than 5 hours.

Construction Cost?
Cost estimating should be done by your builder. We offer a free on-line review session up to 1/2 hour, where we show you and your builder around the design in 3D and the construction plans. From that session, combined with our affordable Review Set, an experienced builder can provide a preliminary price.

Ordering Process?
After you send us an order, we will call or email to confirm or clarify any options, then send you an invoice. You have not committed to purchase until you approve the order and pay the invoice. Feel free to call us for help with your order.

Prints?
Plans are delivered via email or download link as a PDF file. Most local blueprint companies print from this format (as well as Staples, Kinko's etc). We also send your PDF to our printer and provide you with their contact information. You can order and reorder prints from them directly. An average plan set is currently $18 to $20, $10 for shipping and handling (UPS Ground, 1-3 days).
